Step 4 – Report

Once we receive the results of the searches and all the answers to our queries we will prepare a report and have it sent to you. It will include the mortgage offer and since we handle the finances as well, it will also include a completion statement indicating the amount you’re meant to pay.

Step 5 – Signing

If you find the paperwork to be in order, a signing will be arranged. All parties in the sale will agree on a completion date. You will also be required to send us the agreed deposit for the property to allow us to prepare the next step in the purchase process.

Step 6 – Exchange of contracts

Once the contracts have been exchanged and the completion dates are agreed, the transaction now become legally binding. We will send the deposit to the seller’s solicitor after which a request for your mortgage advance will be paid from your lender. You must have completed all your payments to us at least a day before the completion can be facilitated.

Step 7 – Conveyancing process for buying a house (finish)

During this step, the full purchase price balance is sent to the seller’s solicitor and the keys are left with the estate agent. Once they confirm having received the money, the keys will be released to you.

Step 1 – Initial instructions from you

After initial contact, we will discuss the sale and take notes on the property. We will ask you to fill out the initial paperwork and the protocol forms. If there are any office copy entries we will ask you to make the funds available.

Step 2 – Contact with your mortgage lender

From your mortgage lender, we will request for a statement showing how much you’re yet to pay on the property and apply for the current title deeds to the property.

Step 3 – Obtain documents from the Land Registry

From the Land Registry, we will obtain electronic deeds (official copies).

Step 4 – Preparation of the draft contract

Using the documents and the information that you have provided, we will prepare a draft contract and send it to the buyer’s conveyancing solicitors in Burton Upon Trent. We will include all relevant documentation including the electronic deeds. It might take some time for the buyer’s solicitors to comb through the paperwork.

Step 5 – Enquiries raised by the buyer’s solicitor

If there are any questions the buyer’s solicitors will have the opportunity to get in touch with us. The buyer’s solicitors can also carry out any other searches requested by the buyer during this step.

Step 6 – Agree on a completion date

If the buyer is happy with the answers, then the next stage of the conveyancing process will be to set a completion date agreed upon by all the participants and signing the paperwork. The buyer will then transfer the deposit to their solicitor.

Step 7 – Exchange of contracts

Exchanging contracts makes the transaction legal and the completion date legally binding. The deposit is then transferred to us, and a final redemption statement is obtained from your lender.

Step 8 – Conveyancing process for selling a house

On the completion day, the buyer’s solicitor will send the full purchase price of the house. We will request that you leave the keys with the estate agent. Once we receive the funds, the keys will be released to the buyer. We will clear the outstanding mortgage balance and offset any other costs regarding the transaction and then send the balance to you.
