Step 1 – Initial instructions from you (start)
When buying a house, you will need to get in touch with us and we will set a meeting date. You will then be required to fill out the initial paperwork and provide us with forms of identity. Also, if you would like to have any searches done, we will ask that you make the funds available for this.
Step 2 – Receive draft contract
We will receive the completed draft contract from the seller’s solicitors. Attached will be duplicated for the property forms and title deeds. Once we have received all the documentation, we will need some time to go through them.
Step 3 – Searches and investigation of title
In this step, we will start by carrying out the necessary searches and then review and verify the contract including the documentation attached. In case there are any questions, we will refer to the seller’s solicitors for clarification.
Step 4 – Report
Once we have all the clarifications and results from the searches, we will compile a report that will include the completion statement and your mortgage offer and send it to you.
Step 5 – Signing
After scrutinising the report, if you’re satisfied, the next step is the signing, during the signing the parties will also be expected to agree on the completion date. You will then be required to send us the deposit to allow us to prepare for the next step.
Please note that the signing process at this point helps to reduce the time taken in the process it is not legally binding at this stage.
Step 6 – Exchange of contracts
We will then proceed to exchange the contracts and then forward the deposit to the seller’s solicitors. We will also ask your mortgage lender to pay the mortgage advance and request that you clear all monies owed to us at least one working day before the completion day.
Step 7 – Completion of Conveyancing process
On the moving day, we will send the balance of the property to the seller’s solicitors. Once they have received the money, they will ask the estate agent to release the keys to you.

To get the title deeds to the property, we will contact your mortgage lender. The same mortgage lender will also provide us with a statement showing the balance of your current mortgage.
Step 3 – Obtain documents from the Land Registry
We will need to obtain the official deeds from the Land Registry. We will ask you to clear the fee to facilitate obtaining the documents.
Step 4 – Preparation of draft contract
We will put together the draft contract and attach relevant duplicates like the property forms and title deeds and send these to the buyer’s solicitor.
Step 5 – Enquiries raised by the buyer’s solicitor
To go through the contract and review all the documents that have been attached, the buyer’s solicitor will need some time. During this period, questions and clarifications can be directed to us and we will forward them to you for answers.
Step 6 – Agree on a completion date
If everything is in order and the buyer would like to carry on, we will arrange for the signing of the contract during which the parties will also agree on the completion date. The buyer will then be required to send the deposit for the house to their solicitor. Nothing is legally binding at this stage.
Step 7 – Exchange of the contracts
With the deposit with the buyer’s solicitors, the contracts will be exchanged and then the deposit will be sent to us. We will then ask for a final redemption statement from your mortgage lender.
Step 8 – Conveyancing process for selling a house (finish)
The last step is quite simple. We will receive the funds from the buyer’s solicitors. We will then ask you to leave the keys with the estate agent which will later be released to the new owner. With the funds we receive, we will clear your current mortgage and other costs that are related to the transaction. The money that remains is sent to you.
