Conveyancing process for buying a house

Step 1 – Initial instructions from you (start)

The process is started by getting in touch with us. We then ask you to fill out the initial paperwork and provide us with a form of your identity. We may also ask you to send funds to us if you would like any searches carried out.

Step 2 – Receive draft contract

In the second stage of the buying process, we will receive a draft contract from the seller’s solicitors. Along with it will be other vital documents like the property forms, official copies and others relevant to the process or the property.

Step 3 – Searches and investigation of title

Our conveyancing solicitors in Lewisham will need to review the contract and ensure that all the documents are authentic. In case there are any questions about the property or the transaction, we will forward them to the seller’s solicitors who will then forward it to the seller for a response. At this stage, we will also run the searches that you had requested. Keep in mind that this process might take some time.

Step 4 – Report

After we have all the answers and results from the searches, we will draft a report and send it to you. The report will also include your offer on the mortgage. We will also provide you with a completion statement that shows how much you’re expected to pay since the financial details of the transaction are also handled by us.

Step 5 – Signing

Once you’re content with the paperwork, we will arrange for the signing. All the parties will also agree on the completion date. Before the next step, you will need to transfer the deposit of about 10% of the purchase price.

Step 6 – Exchange of contracts

At this stage, the transaction and the completion date become legally binding once the contracts have changed hands. The deposit will then be sent to the seller’s solicitors. You should then make sure that the remaining funds due to us are cleared at least one working day before the completion date.

Step 7 – Completion of Conveyancing process

The last step before you can own the house is done on the completion date. It starts by sending the full purchase price of the property to the seller’s solicitor. The seller will leave the keys with the estate agents. Once we confirm receiving the money, the keys will be passed on to you.
