Step 1 – Initial instructions from you (start)

Step 4 – Report

Once we have completed the verification process and have the results of the searches with us, we will compile a report and send it to you. The report will include your mortgage offer and a completion statement detailing how much is expected from you.

Step 5 – Signing

If you’re comfortable with the report and the answers that have been provided, the next step of the process is the signing. During the signing, all the parties pertinent to the process will settle on a completion date. After the signing, we will ask that you send the deposit of the property to us.

Step 6 – Exchange of contracts

To make the entire process legally binding, contracts have to exchange hands. Once this has been done, we will forward the deposit to the seller’s conveyancing solicitor in Oakham. We will also ask for the mortgage advance from your lender.

After the buyer is content with the response and the answers that you have offered, the next step is to arrange a date for the completion and signing of the paperwork. After the signing, the buyer’s solicitor will send us the deposit for the property as we prepare for the next phase of the sale.

Step 7 – Exchange of contracts

To make the completion date legally binding, the contracts have to change hands. After this has been done, the deposit is then transferred to us and we request your lender to send us a final redemption statement.

Step 8 – Conveyancing process for selling a house (finish)

On the moving day, we will receive the full balance of the purchase. We will ask that you leave the keys with the estate agent and once we have confirmed the transfer, the keys will be released to the new owner.
