Conveyancing Solicitors Twickenham

Our conveyancing solicitor services in Twickenham are geared towards helping homeowners have an easier time while buying or selling their homes. Our approach to conveyancing in Twickenham is simple and straightforward and broken down to a step by step procedure to help our clients understand it better.

Conveyancing process for buying a house

Step 1 – Initial instructions from you (start)

To get the process started, you will need to contact us. Once that is done, we will ask you to provide us with forms of identification and fill out the initial paperwork. We will also ask that you make funds available for any searches that you would like.

Step 2 – Receive the draft contract

We will receive a draft contract that has been prepared and sent by the seller’s conveyancing solicitors in Twickenham. The contract will be accompanied with duplicates of other documentation like the title deeds and the property forms among others.

Step 3 – Searches and investigation of the title

If any searches are necessary, they will be done in this step. We will also take the time to go through the contract that was sent to us, review and verify the documents have been sent to us. If there are any questions, we will get the answers from the seller’s solicitors.

Step 4 – Report

After the seller’s solicitors have responded to all our questions, we will put together a report which will also rely on the information we get from the searches. We will then send the report to you along with the completion statement and your mortgage offer.

Step 5 – Signing

If you’re happy with the details of the report and the responses that have been given, the next step is to organise for the signing of the paperwork. During the signing, the parties will also be requested to settle on a completion date. We will then require you to send the deposit to us.

It is important for the client to understand that signing the paperwork Doesn’t make the deal legally binding at this stage.

Step 6 – Exchange of contracts

To make the completion date and the other terms of the contract legally binding, contracts are exchanged after which we will forward the deposit to the seller’s solicitor and ask your mortgage lender to pay your mortgage advance.

Step 7 – Conveyancing process for buying a house (finish)

On the moving day, we will send the remaining balance to the seller’s solicitor. Once they have received the money, they will ask the estate agent to pass on the keys to the house to you.

Conveyancing process for selling a house

Step 1 – Initial instructions from you (start)

We will start by getting some details about the property and the sale, and then ask you to fill out the initial paperwork and the protocol forms. We will also require forms of identification.

Step 2 – Contact your mortgage lender

To find out about the outstanding balance of your current mortgage and also obtain the current title deeds, we will get in touch with your mortgage lender.

Step 3 – Obtain documents from the land registry

We will need to get our hands on more documents this time being the official copies from the Land Registry.

Step 4 – Preparation of draft contract

We will prepare a draft contract and send it to the seller’s solicitors and attach duplicates of the title deeds, property forms among others.

Step 5 – Enquiries raised by the buyer’s solicitor

The buyer’s solicitors will need time to go through the paperwork we have send and also conduct the searches. During this period, if they have any enquiries, they will get in touch with us and we might forward the enquiries.

Step 6 – Agree on a completion date

After the consultations are completed and the parties are in agreement, we will settle on a completion date and also complete the signing of the contract. At this point, the buyer will be required to forward the deposit to the buyer’s solicitors.

Step 7 – Exchange of contracts

Exchanging contracts means that the terms of the transactions are now legally binding. Once this has been done, we will ask for a final redemption statement from your mortgage lender.

Step 8 – Conveyancing process for selling a house (finish)

The last step is receiving the full balance from the buyer’s solicitors. Once we have received the funds, we will offset your current mortgage along with other costs that are related to the transaction and then send the balance to you.
