When looking to deal in the real estate market, conveyancing solicitors in Watford are a crucial part of the process. Whether you’re looking to buy or sell, the services offered by conveyancing in Watford will not only make the process simpler for you but will also limit your chances of making a mistake.
Step 1 – Initial instructions from you (start)
The process begins when we get the initial instructions from you. We will ask that you complete the initial paperwork and leave us with your form of identity. If you would like to have any searches done, we will also ask that you make the funds available for this.
Step 2 – Receive draft contract
The seller’s solicitor will send us the draft contract along with other documentation like the property forms and the official copies.
Step 3 – Searches and investigation of title
If you had asked for any searches to be done, we will do them at this stage. We will also review the draft contract and paperwork sent to us by the seller’s solicitor. If there are any questions, we will direct them to the seller’s solicitors. This step might be quite lengthy depending on the number of enquiries we need to make.
Step 4 – Report
Based on our findings, we will put together a report and send it over to you. We will also include a completion statement and your mortgage offer in the report.
Step 5 – Signing
If you’re pleased with the findings and the response, the next step is going to be the signing. During the signing, the parties will also agree on the completion date and you will be required to forward the deposit for the house to us.
Keep in mind that signing of the documents does not tie you down to us. It is a just a way of saving time so we can simply proceed once the other side is ready it is not legally binding at this stage.
Step 6 – Exchange of contracts
We will need to exchange contracts to make the process legally binding. Once the exchange is done, we will proceed to send the deposit to the buyer’s solicitors and request your mortgage lender to pay your mortgage advance. It is also upon you to ensure that all monies owed to us are cleared well before the completion day.
Step 7 – Completion of Conveyancing process
We will send the full balance of the house to the seller’s conveyancing solicitors in Watford and the keys will be released to you by the estate agent once the money has reflected on their side.
Step 1 – Initial instructions
If you’re looking to sell a house, we will need to discuss the details of the house once you get in touch with us. We will take down some notes to help start the process. To help get more information on the property, you will be requested to fill out the protocol forms and the initial paperwork and also leave us with forms of your identity. If necessary we might also ask for funds for office copy entries.
Step 2 – Contact with your mortgage lender
We will need to get access to the most recent title deeds to the property and also a current statement from your mortgage lender.
Step 3 – Obtain documents from the Land Registry
We will also need to get the most recent electronic copies of the property from the Land Registry.
Step 4 – Preparation of draft contract
We will prepare the draft contract and attach duplicates of some of the paperwork that we have collected like the electronic deeds and the property forms among others.
Step 5 – Enquiries raised by buyer’s solicitor
The buyer’s conveyancing solicitor in Watford will have time to go through the documents that we have sent. If there are any enquiries, they will direct them to us and we will forward them to you for a response.
Step 6 – Agree on a completion date
If the buyer is comfortable with the property and satisfied with the responses that you have offered, the next step would be the signing of the contract. During the signing, all the parties will also be required to agree on a completion date after which the buyer should send the deposit to the property to his conveyancing solicitor. Even though you have signed the contract nothing is legally binding until the exchange of the contract.
Step 7 – Exchange of contracts
After exchanging the contracts, the buyer’s conveyancing solicitor will forward the deposit to us. We will also get in touch with your mortgage lender for a final redemption statement.
Step 8 – Conveyancing process for selling a house (finish)
On the completion day, the buyer’s solicitor will send the full balance of the property. Once we receive it, we will ask you to leave the keys with the estate agent. We will then use the funds received to clear your current mortgage and any other costs related to the transaction.
