Conveyancing process for buying a house

Step 1 – Initiate

When buying a home, you will need to get in touch with us to start the process. We will ask you to provide us with your form of identity and also fill out the initial paperwork. Step 2 – Receive draft contract

The seller’s solicitor will send us a draft contract that will include among other documents copies of the electronic deeds and the protocol forms.

Step 3 – Searches and investigation of title

We will take some time to review the contract and verify the documents that have been attached. We will also conduct the searches if you had requested for some to be done. During the investigation, if there are any questions, we will take them up with the seller’s solicitors. The process might take some time depending on the enquiries that we have to make.

Step 4 – Report

We will create a report and send it to you once we have received all the responses to the enquiries we had made earlier. The report will also include your mortgage offer and a completion statement which shows the total amount due from you.

Step 5 – Signing

If you’re happy with the responses that the seller has offered and the paperwork is in order, the next step is the signing. After the signing, all the parties will settle on the completion date after which you will be expected to transfer the agreed deposit to us.

Step 6 – Exchange of contracts

This is the step that makes the entire process legally binding including the completion date. Once the contracts have been exchanged, we will transfer the deposit to the seller’s solicitor. We will also ask your lender to pay your mortgage advance.

Step 7 – Completion of Conveyancing process

On the moving day, we will transfer the full purchase price of the house to the seller’s conveyance solicitors in Wolverhampton. The keys will be left with the estate agent. Once the funds have been received, the keys will be released to you.

Conveyancing process for selling a house

Step 1 – Initial instructions

There is a little more that needs to be done when selling a house. First, we will have a conversation on the property and take down any notes. We will get the process started. After receiving the contract, the buyer’s solicitor will go through it and verify the documents attached. If there are any questions, they will direct them to us and we will refer to you for answers. This step might take some time depending on the number of questions that have to be raised.

Step 6 – Agree on a completion date

If the buyer is happy with the responses that you have offered, a signing will be arranged. During the signing, all the parties will also agree on a completion date. After the completion date has been set, the buyer will be expected to transfer the agreed deposit to their conveyance Wolverhampton solicitor in preparation for the next step.

Step 7 – Exchange of contracts

After the exchange of contracts, the deposit will be transferred to us. This is an essential step because it makes the details of the contract and the completion date legally binding. We will also request for a statement of final redemption from your lender.

Step 8 – Conveyancing process for selling a house (finish)

On the completion day, we will receive the full balance of the purchase price from the buyer’s solicitors. You will be requested to leave the keys with the estate agent which will, later on, be passed on to the buyer. With the funds we have received, we will be able to repay the outstanding mortgage balance and any other costs related to the sale of the property and send the balance to you.
