Conveyancing process for buying a house

Step 1 – Initiate

Step 2 – Receive draft contract

The seller’s solicitors will put together a draft contract and send it to us. It will include documents related to the property like the official copies and protocol forms as well as duplicates of other documents related to the property.

Step 3 – Searches and investigation of title

We will review and verify the draft contract we received and also carry out the searches if you had requested for any. Step 4 – Report

Step 1 – Initial instructions

If there are any office copy entries required, you will need to deposit funds with us to facilitate that.

Step 2 – Contact with your mortgage lender

We need to know how much of the current mortgage is unpaid. We will contact your mortgage lender to provide us with a statement to show this and also make available to us copies of up to date electronic deeds.

Step 3 – Obtain documents from the Land Registry

From the Land Registry, we will need to get the electronic deeds (official copies). This will cost you £12.00.

Step 4 – Preparation of draft contract

With the documents, we have obtained and the information that you have provided us with, we will prepare the draft contract and send it to the buyer’s conveyance Birmingham solicitors. The draft contract will include copies of the electronic deeds, the protocol forms and other documents that might help with the sale of the house.

Step 5 – Enquiries raised by buyer’s solicitor

After receiving the draft contract, the buyer’s solicitor will need time to go through the contract and verify the documents. During this period, if there are any questions, they will be directed to us, and we will refer them to you for answers.

Step 6 – Agree on a completion date

If the buyer’s solicitors are content with the answers that you have offered them, the next step is to arrange for the signing of the contract. A completion date will also be agreed upon by all the parties during the signing. The buyer will then be expected to transfer the agreed deposit amount to their solicitor which will trigger the next step.

Step 7 – Exchange of contracts

The transaction and the completion date become legally binding when the contracts are exchanged. The deposit is then transferred to us, and we request a final redemption statement from your lender.

Step 8 – Conveyancing process for selling a house (finish)

We will receive the full balance on the completion day from the buyer’s solicitors and request that you leave the keys with the estate agent. We will pay the balance on your current mortgage and any other costs accrued in the process. What remains will be sent you.
