Step 1 – Initial instructions from you

If the paperwork is in order, we will arrange for the signing of the contract during which all parties must decide on a competition. After this, you will transfer the agreed deposit to us to allow us to prepare for the next step.

Step 6 – Exchange of contracts

To make the terms of the contract and the completion date binding, the contracts are exchanged. After this is done, we will forward the deposit to the house to the seller’s solicitor. We will then proceed to ask your lender to pay for the mortgage advance in preparation for the completion day. In case there are any further monies owed to us, we request that it is paid at least one working day before the completion date.

Step 7 – Conveyancing process for buying a house (finish)

On the ‘moving day,’ the full purchase price of the house is transferred to the seller’s solicitor. The keys are then released to you by the estate agent.

Step 1 – Initial instructions from you

Selling a house is slightly different. We will start by having a meeting about the sale of the house. This will help to kick-start the process. You will then be required to complete the initial paperwork containing protocol forms with detailed questions about the property you’re selling and you will need to provide forms of identity and send any funds for office copy entries.

Step 2 – Contact with your mortgage lender

We will need current title deeds of the property (if unregistered) and also know your mortgage status. For this, we will get in touch with your mortgage lender.

Step 3 – Obtain documents from the Land Registry

We will obtain current electronic deeds (official copies) from the Land Registry.

Step 4 – Preparation of draft contract

Using the information that you have provided and documents that we have collected, we will proceed to prepare the draft contract and send it to the buyer’s conveyancing solicitors in Long Eaton. The draft contract will include other documents like the official copies, the protocol forms, and duplicates of other vital documents.

Step 5 – Enquiries raised by buyer’s solicitors

The buyer’s solicitor has the right to ask questions and seek clarifications on any queries arising. Typically, they will direct those questions to us and we can forward them to you for answers.

Step 6 – Agree on a completion date

At this stage, an arrangement can be made for the signing of the paperwork and the completion is agreed by all parties in the transaction. This is only done when the buyer is happy with the responses to the enquiries. The buyer then transfers 10% of the buying price of the house as a deposit to their solicitor. This alerts us to prepare for the exchange of contracts.

Step 7 – Exchange of contracts

Once the contracts have exchanged hands, the completion date is agreed the transactions become legally binding. The buyer’s solicitor then forwards the deposit to us, and we request a final redemption statement from your lender.

Step 8 – Conveyancing process for selling a house

On the much anticipated ‘moving day’ the transaction is completed. We will receive the full balance of the purchase price of the property and ask you to leave the keys to the property with the estate agent. Once we receive the funds, the keys will be released to the new owner. We will use the money to clear any outstanding fees accrued during the process and also offset the remainder of the mortgage. The balance is then sent to you.
