Step 1 – Initial instructions from you (start)

Step 2 – Receive draft contract

Step 3 – Searches and investigation of title

Step 4 – Report

Step 5 – Signing

Step 5 – Enquiries raised by buyer’s solicitor

If there are any questions regarding the property, the buyer’s solicitor will address them to us and we may forward them to you for a response.

Step 6 – Agree on a completion date

Next in the process is to set a date for signing the contracts. The parties in the transaction will also agree on a completion date. Once that is set, the buyer will need to send a deposit to his solicitors to activate the next stage of the process.

Step 7 – Exchange of contracts

To make the transaction and the completion date legally binding, the contracts have to be exchanged. The buyer’s solicitors will then send us the deposit for the house. Consequently, we will request a final redemption statement from your lender.

Step 8 – Conveyancing process for selling a house (finish)

On the completion date, the full purchase price of the house is sent to us. Once that is done, you will be requested to leave the keys to the house to the estate agent. Once we receive the funds, the keys will be passed to the buyer. We will then use the money received to clear the mortgage balance and other costs related to the transaction.
