Permission is being sought by a coal mining firm to extend Leicestershire’s only opencast coal mine, Minorca Opencast Mine near Measham, North West Leicestershire. A decision is expected early this year.
If buying in this area you will obviously be having the normal searches but as planning permission has not yet been granted for this particular mine it may not be revealed.
It is imperative to know if your property will be affected by this because it can potentially affect the future value of the property.
When reserves of coal exist they can be worked on at any time in the future. If these reserves of coal are worked on not only will they cause noise pollution but can also be very unsightly. This can deter future purchasers and lenders may also raise issues when providing mortgage offers.
For detailed information it may be worth speaking to the local authority to check if you are at risk of being affected by this. You may also be able to obtain this information by visiting the council’s planning portal or by speaking to the Coal Authority.
