How long will my conveyance take?

A common question raised by many first time buyers is how long will their purchase take. It is extremely hard to set a time frame on any sale or purchase as there are many factors to take into account and every transaction differs. If you are selling to a cash purchaser the likelihood is that this will be a quicker transaction than one purchasing with a mortgage. The reason it may take slightly longer when the individual has a mortgage is due to the lender having to carry out their own checks on the property before providing an offer and also the lender requires reasonable notice, usually up to 5 days before releasing the funds.

A key factor to remember with leasehold purchasers is that it may take longer than a freehold purchase as enquiries will have to be raised with third parties such as management companies which could add time to the transaction as you are reliant on a third party.
