Step 4 – Report

After we have the results of the searches and the enquiries that we have made, we will put together a report for you. We will also include a completion statement in the report as well as your mortgage offer.

Step 5 – Signing

If the paperwork is in order you will be asked to forward the deposit for the property to us to allow us to arrange for the next step. We will discuss completion dates and proposals for an exchange of contacts. Signing the documents and providing these to us does not commit you to the transaction, but merely saves you time once all the parties are ready to proceed.

Step 6 – Exchange of contracts

The exchange of contracts will make the terms of the contract binding and also the completion date. Once the contracts have been exchanged we will forward the deposit to the seller’s solicitors. We will then ask your mortgage lender to pay the advance. You should also ensure that any further monies owed to us are cleared at least one working day before the completion day.

Step 7 – Conveyancing process for buying a house

On the completion day, we will send the full balance of the purchase price to the seller’s solicitors. The keys to the house will be left with the estate agent. Once the seller’s solicitor has received the money, the keys will be released to you.

In this step, we will need to apply for the current title deeds of the property (if unregistered) and also request a statement from your mortgage lender showing how much of the mortgage is yet to be paid.

We will obtain copies of the most recent electronic deeds (official copies) from the Land Registry.

Step 4 – Preparation of a draft contract

Step 5 – Enquiries raised by the buyer’s solicitor

If the buyer had requested for some searches, their solicitor will need to be given time to conduct them and go through all the documents that we have sent. If there are any questions, they will direct them to us and we will forward them to you for answers, which cannot be supplied from our own knowledge.

Step 6 – Agree on a completion

After we have responded to all the questions and the buyer is comfortable with the answers that we have offered, the next step is to set up the signing and agree on a completion date. The buyer will then be required to transfer the deposit sum to his solicitor in readiness for the next step.

Step 7 – Exchange of contracts

Exchange of the contracts makes the completion date legally binding. The deposit will be sent to us once the contracts have been exchanged and we will request a final redemption statement from your lender.

Step 8 – Conveyancing process for selling a house

On the completion day, we will receive the full balance of the purchase price. We will ask that the property is cleared and the keys are left with the estate agent. Once we have confirmed the balance, the keys will be released to the new owner. We will use the money to offset the mortgage and any other costs related to the sale and send the balance to you.
